Living here: what to check before you buy or rent

Before you commit, ask the agent or the management office for the key details. Find out the tenure, whether freehold or leasehold, and check the title status. Some titles have restrictions or transfer conditions that can affect a sale or a loan. Ask about the monthly maintenance fee and sinking fund. Also ask which facilities and security arrangements are provided. Request recent statements to confirm there are no outstanding charges on the unit. Always view the unit in person. Check for leaks, damp, wiring and plumbing problems. Look at the common areas, lifts and parking, which show how well the building is maintained. Visiting at different times of day gives you a sense of noise, traffic and parking demand. If you are renting, confirm the tenancy length, deposit amounts, which furniture and appliances are included and who handles repairs. Get everything agreed in writing.
