Living here: what to check before you buy or rent

Before you commit, ask the agent or the management office about the tenure of the land and the current maintenance fee and sinking fund charges. Ask which facilities are available and whether they are in good working order. Always view the unit in person, ideally at different times of day. Check the plumbing, wiring, windows and any signs of damp, and look at how the common areas are kept. If you are buying, ask a lawyer to confirm the title status and any restrictions before you sign. If you are renting, read the tenancy agreement carefully, including the deposit terms, the notice period and who pays for repairs. Compare a few units in the development and nearby so you have a sense of fair value.
