Living here: what to check before you buy or rent

Before you commit, ask the agent or the management office about the tenure, the current maintenance fees and sinking fund, and which facilities residents can use. Ask whether there are rules on renovations, pets or short-term letting. View the unit in person, ideally at different times of day, so you can judge noise, natural light and parking. If you are buying, check the title and have your lawyer confirm the details before you sign anything. If you are renting, read the tenancy agreement carefully and record the condition of the unit before you move in.
