About Grace Residence

Grace Residence is a condominium development in the Jelutong area of Penang Island. Condominiums in Malaysia are usually managed buildings where residents share common areas and contribute to their upkeep, so this type of home tends to suit people who prefer apartment living with a management body looking after the property. Jelutong has a wide choice of homes. Our directory lists 145 developments in the same area, so Grace Residence is one of many options for buyers and tenants focused on this part of the island.

Location and neighbourhood

Jelutong is an established, built-up part of Penang Island, close to central George Town, the state capital. It mixes housing with older shophouses and local businesses, and many residents live here because of its closeness to the city centre. Grace Residence sits among several other residential developments. Measured in a straight line, nearby developments include Urban Suites (serviced residence), about 0.1 km away; Mutiara Idaman 2 (flat), about 0.2 km away; and Alton Sky Villas (condominium), Artis 3 Residence (condominium), Mutiara Heights (apartment) and The Central @ Penang Times Square (condominium), each about 0.3 km away. These are straight-line distances, so actual walking or driving distances will be longer.

Living here: what to check before you buy or rent

Before you commit, ask the agent or the building management about the tenure of the land, the current maintenance fees and sinking fund charges, and which facilities are available to residents. Always view the unit in person. Check the condition of the fittings, the plumbing and any signs of water damage, and look at how the common areas are kept. Visit at different times of day to get a feel for noise, traffic and parking. Buyers should check the title and any restrictions with a lawyer, and confirm there are no outstanding charges on the unit. Tenants should read the tenancy agreement carefully, including the deposit terms and who pays for repairs. Comparing a few units in the same building, and in nearby developments, will also help you judge whether an asking price or rent is fair.
