Living here: what to check before you buy or rent

Before you commit, ask the agent or the building's management office for the key details. Ask whether the land is freehold or leasehold. Ask about the monthly maintenance fee and sinking fund, and which facilities are available to residents. Always view the unit in person. Check its condition, the water pressure, the wiring and any signs of leaks. Visit the common areas at different times of day. If you are buying, check the title type and confirm that the seller is the registered owner. Ask whether there are any outstanding maintenance charges on the unit. A lawyer can carry out a land search and advise you on the sale and purchase agreement. If you are renting, read the tenancy agreement carefully. Confirm the deposit amounts, who pays for repairs, and what furniture or fittings are included. You can also compare asking prices with similar units in the nearby developments listed above, so you have a sense of the market before you negotiate.
