Living here: what to check before you buy or rent

Before you commit, ask the agent or the management office about the tenure and check the title type yourself, as this affects financing and resale. Ask for the current maintenance fees and sinking fund charges, and whether there are any arrears on the unit. Find out which facilities are available and whether they are in working order. View the unit in daylight and check for leaks, wiring problems and the condition of doors and windows. Walk around the common areas, car park and lifts to see how well the building is kept. Tenants should read the tenancy agreement carefully, including deposit terms and who pays for repairs. Buyers may want a lawyer to carry out a title search before signing.
