Living here: what to check before you buy or rent

Before you commit, ask the agent or the management office for the key details. These include the tenure, the monthly maintenance and sinking fund charges, and which facilities are available and in working order. Always view the unit in person. Check for water stains, cracks, the state of the wiring and plumbing, and how much natural light and ventilation the unit gets. Visit at different times of day to get a sense of noise, traffic and parking. Buyers should check the title and any restrictions with a lawyer, and confirm there are no outstanding charges on the unit. Tenants should read the tenancy agreement carefully, note the condition of the unit and its fittings at handover, and agree in writing who pays for repairs.
