Living here: what to check before you buy or rent

Before buying, ask the agent or the management office about the tenure and check the title yourself, or have your lawyer do it. Ask about monthly maintenance fees and the sinking fund, and whether there are any outstanding charges on the unit. Find out which facilities are available and whether they are in working order. Always view the unit in person, look at the condition of common areas, lifts and parking, and ask about house rules such as renovation, pets and short-term letting. If you are renting, read the tenancy agreement carefully, agree on the deposit amounts in writing and note any existing defects before you move in.
