Living here: what to check before you buy or rent

Before you commit, ask the agent or the building management about the tenure, the monthly maintenance and sinking fund charges, and which facilities residents can use. Visit the unit in person at different times of day to get a feel for noise, natural light and parking. Check the condition of the lifts, corridors and common areas, as these show how well the building is kept. If you are buying, check the title and confirm whether a strata title has been issued. A lawyer can carry out a land search for you. Ask whether there are any outstanding charges on the unit. If you are renting, read the tenancy agreement carefully and agree in writing on the deposit, the length of the tenancy and who pays for repairs. Taking photos of the unit's condition on move-in day can help avoid disputes later.
