Living here: what to check before you buy or rent

Before you commit, ask the agent or the management office about the tenure, the monthly maintenance fees and sinking fund, and which facilities residents can use. View the unit in person, ideally at different times of day. This lets you check natural light, noise, water pressure and the condition of the fittings. Look at the common areas, lifts and car parks too, as these show how well the building is looked after. If you are buying, have a lawyer check the title and any restrictions, and confirm that the unit has no outstanding maintenance charges. If you are renting, read the tenancy agreement carefully, including the deposit, the notice period and who pays for repairs. Comparing a few units in the nearby blocks will also give you a better sense of fair asking prices and rents.
