Living here: what to check before you buy or rent

Before you commit, ask the agent or the management office about the tenure, the current maintenance fees and sinking fund, and which facilities are available to residents. View the unit in person, ideally at different times of day, to check its condition, noise levels and natural light. If you are buying, have your lawyer check the title and any restrictions, and compare the asking price with recent transactions. If you are renting, read the tenancy agreement carefully, note the deposit terms and take photos of the unit's condition when you move in. Comparing a few nearby developments can also help you judge whether a unit offers fair value.
