Living here: what to check before you buy or rent

Before you commit, ask the agent or the management office about the tenure, and check it against the title. Find out the monthly maintenance fees and sinking fund, and what they cover. Ask which facilities are available and in use, and how parking is allocated. Always view the unit in person, ideally at different times of day. Check for noise, natural light, water pressure and any signs of leaks. If you are buying, have a lawyer check the title type and any restrictions. Also confirm there are no outstanding charges on the unit. If you are renting, read the tenancy agreement closely and note the deposit terms. Take photos of the unit's condition when you move in.
