About The Straits

Living here: what to check before you buy or rent

Before you commit, ask the agent or the management office for the key details. These include the tenure and any remaining lease, the monthly maintenance fee and sinking fund, and which facilities residents can use and what condition they are in. If you are buying, check the title type and whether a strata title has been issued. Also confirm there are no outstanding charges on the unit. If you are renting, read the tenancy agreement carefully. Note who pays for utilities and repairs, and check the inventory list. Always view the unit in person and test the fittings. Look at the common areas too, such as lifts, corridors and parking. Comparing a few similar units in nearby developments will help you judge whether the asking price or rent is fair.
