Living here: what to check before you buy or rent

Before you commit, ask the agent or the building management for the key details. Check the tenure (freehold or leasehold) and confirm it against the title, and find out whether a strata title has been issued for the unit. Ask about monthly maintenance fees and sinking fund charges, and whether there are any arrears on the unit. Request a list of facilities and check which ones are working and well kept. Always view the unit in person, looking at the condition of walls, ceilings, plumbing and windows, and check common areas such as lifts, corridors and parking. If you are renting, read the tenancy agreement carefully and note what furniture and fittings are included. If you are buying, consider asking a lawyer to carry out a title search.
