Living here: what to check before you buy or rent

Before you commit, ask the agent or the management office for the key details. These include whether the tenure is freehold or leasehold, the current maintenance fees and sinking fund charges, and which facilities residents can use. Check whether individual strata titles have been issued, and ask your lawyer to carry out a title search. View the unit in person, ideally at different times of day, to judge noise, natural light and parking. Look at the condition of common areas such as lifts and corridors, as they show how well the building is managed. If you are renting, confirm which furnishings are included, who pays for repairs and the deposit terms. Comparing a few units in this development and in the neighbouring Light phases will give you a clearer idea of fair asking prices and rents.
