Living here: what to check before you buy or rent

Before committing, ask the agent or the management office for the key details. Ask whether the land is freehold or leasehold and, if leasehold, how many years remain. Check the title status, and find out whether a strata title has been issued. Ask about the monthly maintenance fees and sinking fund, and whether there are any outstanding charges on the unit. Get an up-to-date list of the facilities and confirm they are working and open to residents. Always view the unit in person, ideally at different times of day, to judge light, noise and traffic. Look at the condition of the common areas and lifts, and ask about parking bays, visitor rules and security arrangements. Buyers should have a lawyer carry out the title search. Tenants should read the tenancy agreement carefully, agree the deposit terms in writing and record the unit's condition with photos before moving in.
