Living here: what to check before you buy or rent

Before you commit, ask the agent or the building management for the key details. These include the tenure (freehold or leasehold), the monthly maintenance fee and sinking fund, and which facilities are available to residents. Always view the unit in person. Check its condition, the layout, natural light and any signs of leaks or wear. If you are buying, check the title type and confirm the seller's ownership through your lawyer. Also ask whether there are any outstanding charges on the unit. If you are renting, read the tenancy agreement carefully, note the deposit terms and record the unit's condition when you move in. It also helps to visit at different times of day to judge noise, parking and traffic around the building.
