Living here: what to check before you buy or rent

Before you commit, confirm the key details yourself. Ask the agent or the management office about the tenure (freehold or leasehold) and check the land title, because tenure can affect financing and resale. Find out the current maintenance and sinking fund charges, and ask whether the unit has any unpaid arrears. Ask which facilities are available, such as parking, lifts and security, and how well they are maintained. View the unit in person, ideally at different times of day. Check the natural light, ventilation and noise levels. Look for signs of water leaks and note the condition of the common areas. If you are renting, read the tenancy agreement carefully and agree in writing on the deposit, repairs and any furniture included. If you are buying, compare asking prices with recent listings in Ayer Itam, and consider having a lawyer check the documents before you sign.
