Living here: what to check before you buy or rent

Before you commit, ask the agent or the management office about the tenure, and check the title to confirm the details. Ask what the monthly maintenance fees and sinking fund are, whether there are any arrears on the unit, and which facilities residents can use. Always view the unit in person. Check for water leaks, the condition of wiring and fittings, and how well the windows and doors close. Look at the common areas too, as they show how well the building is looked after. Tenants should read the tenancy agreement carefully and note what the deposit covers. Buyers may want a lawyer to carry out the necessary searches before signing anything.
