Location and neighbourhood
Ayer Itam is a long-established town in the central part of Penang Island, inland from George Town, the state capital. Bandar Baru Air Itam is part of this wider area. It is mainly residential, with the everyday shops and local food stalls you would expect in an older Penang neighbourhood. The town sits near the island's hills, so parts of it feel greener than the busier city centre. Because Taman Sayang is on the island side, you can get around the island without crossing a bridge.
Living here: what to check before you buy or rent
Before you commit to a unit, ask the agent or the building management about the tenure and whether individual titles have been issued. Also ask about the monthly maintenance fee and sinking fund, and which facilities residents can use. If you are buying, check the title and any restrictions with a lawyer. View the unit in person and look at the condition of the walls, ceilings, plumbing and wiring. Check the state of the common areas, such as stairways, corridors and any lifts. Ask how parking works, whether parking bays are allocated, and how rubbish collection and security are handled. Try to visit at different times of day to get a feel for noise, traffic and the general atmosphere. If you are renting, read the tenancy agreement carefully. Make sure the deposit amounts, the length of the tenancy and who pays for repairs are clearly agreed in writing.
