Living here: what to check before you buy or rent

Before you commit, confirm the key details directly. Ask the agent or the management office about the tenure. Check the land title to see whether it is freehold or leasehold and, for leasehold, how many years remain. Ask for the current maintenance fees and sinking fund charges, and whether the unit has any outstanding arrears. Find out which facilities are available and how well they are kept. View the unit in person and look at the common areas, access and parking arrangements. Visit at different times of day to get a feel for noise and traffic. If you are renting, read the tenancy agreement carefully and record the condition of the unit at handover. Comparing a few listings in Sungai Ara will also give you a sense of current asking prices and rents.
