Living here: what to check before you buy or rent

Before you buy, ask the agent or seller about the tenure and the type of title. Serviced residences in Malaysia are sometimes built on commercial land, which can affect utility rates and quit rent. Do a title search and have a lawyer check the documents. Ask management for the current maintenance fee and sinking fund charges, and whether there are any arrears on the unit. Get a list of the facilities and check that they are in working order. View the unit in person, ideally at different times of day, to judge noise, light and parking. Tenants should read the tenancy agreement carefully and ask about house rules, access cards and deposits. Comparing listings at nearby developments will help you judge whether an asking price or rent is fair.
