Living here: what to check before you buy or rent

Before you commit, ask the agent or the management office about the tenure, the monthly maintenance fees and sinking fund, and which facilities residents can use. Ask for recent statements to make sure there are no outstanding charges on the unit. Always view the unit in person, ideally at different times of day. Check noise levels, natural light, water pressure and the condition of the fittings. If you are buying, check the title type and any restrictions with a lawyer, and compare the asking price with similar units in Gelugor. If you are renting, read the tenancy agreement carefully, confirm which furniture is included, and agree in writing on the deposit and on who pays for repairs.
