Living here: what to check before you buy or rent

Before you commit, ask the agent or the building's management about the tenure of the land and whether the unit has its own strata title. Request the current maintenance fees and sinking fund charges, and check whether any amounts are owed on the unit you are considering. Ask which facilities are available to residents and whether any parking bays come with the unit. Always view the unit in person. Check the condition of the walls, ceilings, windows, plumbing and wiring, and look at the common areas such as lifts, corridors and car parks. Visiting at different times of day can give you a feel for noise, traffic and how busy the building is. If you are buying, have a lawyer verify the title and any restrictions on it. If you are renting, read the tenancy agreement carefully and confirm what is included, such as furniture, appliances and who pays for repairs.
