Living here: what to check before you buy or rent

Before you commit, ask the agent or the management office for the key details. Confirm the tenure (freehold or leasehold) and, if leasehold, how many years remain. Ask about the monthly maintenance fee and sinking fund, and whether there are any outstanding charges on the unit. Find out which facilities are available and whether they are in working order. Always view the unit in person, check for leaks, wiring and fittings, and visit at different times of day to get a feel for noise, traffic and parking. If you are buying, check the title status and whether strata titles have been issued, and have a lawyer review the documents. If you are renting, read the tenancy agreement carefully, including the deposit, notice period and who pays for repairs.
