Living here: what to check before you buy or rent

Before you commit, ask the agent or the management office about the tenure of the land, the current maintenance fees and sinking fund charges, and which facilities residents can use. Check whether the strata title has been issued, and if you are buying, have your lawyer carry out a search on the title. Visit the unit in person, ideally at different times of day, to judge noise, natural light and the condition of fittings. Look at the common areas, lifts and parking arrangements too. If you plan to rent, read the tenancy agreement carefully, confirm what furniture is included and agree the deposit terms in writing. Comparing a few units in Quill Residence and in nearby developments will give you a clearer sense of fair asking prices and rents.
