Living here: what to check before you buy or rent

Before you commit, ask the agent or the management office for the details that matter most to you. Confirm the tenure (freehold or leasehold) and check it against the title, because this can affect financing and resale. Ask for the current maintenance fees and sinking fund charges, and whether any special levies are planned. Find out which facilities are available and whether they are in working order. Always view the unit in person. Look for signs of water leaks, check the windows and fittings, and note how much sunlight and noise the unit gets at different times of day. Ask about parking allocation, visitor parking and security arrangements. If you are buying, have a lawyer check the title and confirm there are no outstanding charges on the property. If you are renting, read the tenancy agreement carefully and agree on what furniture and appliances are included.
