Living here: what to check before you buy or rent

Before you commit, ask the agent or building management about the tenure, as this affects long-term value and financing. Check the current maintenance fees and sinking fund, and ask what they cover. Find out which facilities are available and whether they are in working order by seeing them yourself. Always view the actual unit rather than relying on photos, and look at the condition of fittings, windows and plumbing. If buying, check the title status and any restrictions with your lawyer. If renting, read the tenancy agreement carefully, including the deposit terms and who pays for repairs.
