Living here: what to check before you buy or rent

Before committing, ask the agent or the management office for the key details. Check the tenure, as freehold and leasehold titles affect long-term value and financing. Ask about monthly maintenance fees and sinking fund charges, and whether there are any arrears on the unit. Find out what facilities are available and how well they are kept. When you view the unit, look for signs of leaks, damp, cracks and wear on fittings, and check the water pressure and electrical points. Walk around the common areas, lifts, stairways and car park to get a sense of upkeep. If you are buying, confirm the title status and ownership with a lawyer, and check whether a strata title has been issued. If you are renting, read the tenancy agreement carefully, including the deposit terms, who pays for repairs, and the notice period.
