About Praicon Tower

Praicon Tower is a serviced residence. In Malaysia, serviced residences are usually run by a management office that looks after common areas, security and general upkeep, and owners pay regular charges towards this. Serviced residences are often built on land zoned for commercial use. This can affect things like utility rates, quit rent, assessment and the type of title, so it is worth understanding what the classification means before you commit. Whether Praicon Tower suits you will depend on the particular unit, its condition and the terms on offer. Comparing several current listings is a good way to get a feel for what is available.

Living here: what to check before you buy or rent

Before you make an offer or sign a tenancy, ask the agent or the management office for the key details. These include the tenure (freehold or leasehold), the monthly maintenance fee and sinking fund, and which facilities residents can use. If you are buying, check the title type and whether the strata title has been issued, and confirm there are no outstanding charges on the unit. Always view the unit in person. Look at the condition of the fittings, any signs of water leaks and how the common areas are kept. Visit at different times of day to get a sense of noise, traffic and parking. If you are renting, read the tenancy agreement carefully, note what furniture is included, and agree who pays for repairs and utilities.
