Living here: what to check before you buy or rent

Before you commit, ask the agent or the management office for the details that matter most to you. For buyers, confirm the tenure (freehold or leasehold) and check the title status with a lawyer. Ask about the monthly maintenance fee and sinking fund, and whether there are any outstanding charges on the unit. Find out which facilities are available and whether they are in working order. Always view the unit in person. Look at its condition, natural light, ventilation, any signs of leaks and the state of the common areas. Ask about parking, security arrangements and house rules, including any rules on renovations or short-term letting. If you plan to rent, read the tenancy agreement carefully. Check what is included, such as furniture and appliances, and who pays for repairs. Comparing several listings in Pearl View and nearby developments will give you a clearer sense of fair prices and rents.
