Living here: what to check before you buy or rent

Before committing to a unit at Nigella Park, ask the agent or the management office for the details that matter most to you. Confirm the tenure and check the title, as this affects financing and resale. Ask about monthly maintenance fees and sinking fund charges, and what they cover. Find out which facilities are available and whether any carry extra fees. Always view the actual unit rather than relying on photos, and check the condition of fittings, water pressure and any signs of leaks. Visit at different times of day to judge noise, parking and traffic. Tenants should read the tenancy agreement carefully, including the deposit terms and who pays for repairs. Buyers may also want a lawyer to review the paperwork before signing.
