Living here: what to check before you buy or rent

Before you commit, ask the agent, owner or management office to confirm the key details in writing. Points to check include: - Tenure: whether the land is freehold or leasehold and, if it is leasehold, how many years remain. - Title: whether a strata title has been issued for the unit, and that the seller is the registered owner. - Maintenance fees and sinking fund: the current monthly charges and whether the unit has any unpaid arrears. - Facilities: which shared facilities are available and what condition they are in. - The unit itself: view it in person and check for leaks, water pressure, wiring and the state of the fittings. - Parking and access: how many parking bays come with the unit and how visitors are managed. Tenants should read the tenancy agreement carefully, confirm which furniture is included and agree who pays for repairs.
