Living here: what to check before you buy or rent

Before committing to any unit at Maritime Suite, ask the agent or the management office for the key details in writing. Check the tenure, and whether the property is freehold or leasehold. For leasehold, find out how many years remain on the lease. Ask about the monthly maintenance fees and sinking fund, and whether there are any arrears on the unit. Find out which facilities are available to residents and whether any are under repair. Ask how parking is allocated. If you are buying, check the title type and confirm the seller's ownership through a lawyer. If you plan to rent the unit out, ask about any house rules on short-term stays. Always view the unit in person and check the condition of the plumbing, wiring and windows. It also helps to visit at different times of day to get a feel for noise and traffic. Comparing a few units in nearby developments can help you judge whether the asking price or rent is fair.
