Living here: what to check before you buy or rent

Before you commit to a unit at Majestic Height, ask the agent or the management office for the key details in writing. Start with the tenure, whether freehold or leasehold, and, if leasehold, how many years remain. Check the land title and whether a strata title has been issued for the unit, as this affects how easily you can sell or refinance later. Ask about the monthly maintenance fee and sinking fund, and whether there are any outstanding charges on the unit. Find out which facilities are available and in working order, and how the building is managed. Always view the unit in person. Look for signs of leaks, damp or cracks, test the water pressure and check the lifts and common areas. If you are renting, read the tenancy agreement carefully, confirm the deposit amounts and note the condition of the unit before you move in.
