Living here: what to check before you buy or rent

Before you commit, ask the agent or management office for the key details: - whether the property is freehold or leasehold and, if leasehold, how many years remain - the current maintenance fee and sinking fund charges - which facilities are available and in working order If you are buying, check whether the unit has its own strata title and ask for a copy. Always view the unit in person, ideally at different times of day. Check for noise, natural light, water pressure and any signs of leaks or damp. Look at the condition of the lifts, corridors and car park, as these show how well the building is maintained. If you are renting, confirm which furniture and appliances are included, the deposit amount and who handles repairs. If you are buying, check that there are no outstanding charges on the unit before you sign.
