Living here: what to check before you buy or rent

Before you commit, ask the agent or the management office about the tenure, the monthly maintenance fee and sinking fund, and which facilities are available to residents. View the unit in person, ideally at different times of day, to judge noise, natural light and parking. Buyers should check the title and confirm the seller's ownership through a lawyer, and ask whether there are any outstanding charges on the unit. Tenants should read the tenancy agreement carefully, including the deposit terms, who handles repairs and the notice period. Comparing a few units in Kristal View and in the neighbouring developments listed above will help you get a fair sense of the asking price or rent.
