Living here: what to check before you buy or rent

Before you commit, confirm the key details directly rather than relying on a listing alone: - Tenure: ask whether the property is freehold or leasehold and, if leasehold, how many years remain. - Title: check whether individual strata titles have been issued, and ask a lawyer to run a title search before you pay a deposit. - Maintenance fees and sinking fund: ask management for the current rates and whether any increases are planned. - Facilities: ask what is available to residents and whether anything is under repair or charged separately. - Parking and access: confirm how many bays come with the unit and how visitor access works. - The unit itself: view it in person, check for leaks, water pressure and the condition of fittings, and visit at different times of day to judge noise and traffic. - For tenants: read the tenancy agreement carefully, including deposit terms and who pays for repairs. The building's management office is a useful place to confirm house rules, renovation guidelines and any restrictions on short-term letting.
