Living here: what to check before you buy or rent

Before you commit, ask the agent or the building management about the tenure and the type of title, and confirm whether an individual strata title has been issued. Ask for the current maintenance fee and sinking fund charges, and check whether the unit has any outstanding payments. Find out which facilities are available and whether they are in working order. Ask about parking arrangements as well. Always view the unit yourself and look for signs of leaks, damp or wear. Also check the condition of the lifts, corridors and common areas. Visit at different times of day to get a sense of noise and traffic. If you are renting, read the tenancy agreement carefully and ask about the house rules. Buyers should consider hiring a lawyer to carry out a title search before signing.
