Living here: what to check before you buy or rent

Before you commit, ask the agent or the management office about the tenure, the monthly maintenance fees and sinking fund, and which facilities are available to residents. Always view the unit in person. Check its condition, the water pressure, the lighting and any signs of leaks. Visit at different times of day to get a sense of noise, parking and how busy the area is. If you are buying, ask to see the title or strata title. Confirm there are no outstanding charges, and have a lawyer check the paperwork. If you are renting, read the tenancy agreement carefully. Note the deposit amount, what is included and who handles repairs. Comparing a few units here with those in nearby developments will help you judge whether the asking price or rent is fair.
