Hillview Loft is a condominium in Kampung Istana, Batu Pahat, in the state of Johor. This page gives a short overview of the development and its surroundings, along with practical points to check before you buy or rent a unit here.

About Hillview Loft

Hillview Loft is listed in our directory as a condominium development in the Kampung Istana part of Batu Pahat. In Malaysia, condominium living usually means a home within a managed development, so buyers and tenants often deal with a management office as well as the unit owner. This is worth keeping in mind when you compare it with landed homes or flats in the same part of Johor. If you are drawn to a home outside the Johor Bahru area, Hillview Loft is one option to add to your shortlist.

Location and neighbourhood

Batu Pahat is a town and district in the north-west of Johor, well away from Johor Bahru, the state's main city across the Causeway from Singapore. It has its own established town centre and a calmer pace of life than the Johor Bahru area, which can suit people who work locally or prefer a quieter base. Hillview Loft is in the Kampung Istana area. The nearest development in our directory is Taman Flora Utama, a flat development about 1.6 km away. This is a straight-line distance, so the actual journey by road will be longer. Our directory records 10 developments in the same area, which gives you room to compare different homes nearby before making a decision.

Living here: what to check before you buy or rent

Before you commit, ask the agent or the management office about the tenure, whether freehold or leasehold, and how many years remain on a lease. Check the monthly maintenance fees and sinking fund, and ask whether there are any outstanding charges on the unit. Find out which facilities are available to residents and whether any are under repair. Always view the unit in person, ideally at different times of day, to judge noise, light and parking. Buyers should check the title and confirm the seller's ownership, and it is wise to use a lawyer for the sale and purchase agreement. Tenants should read the tenancy agreement carefully, including the deposit terms and who pays for repairs.
