Living here: what to check before you buy or rent

Before you commit, ask the agent or the management office for the details that matter most to your budget and plans: - Tenure: confirm whether the title is freehold or leasehold. If it is leasehold, find out how many years remain. - Title: check whether strata title has been issued and that the owner's name matches the title. - Maintenance fees and sinking fund: ask for the current monthly charges and whether any payments are outstanding. - Facilities: ask what is provided and see the facilities in person. - The unit itself: visit in daylight and in the evening. Check for leaks, water pressure, wiring and the condition of fittings. - For renters: read the tenancy agreement carefully, including deposit terms, who handles repairs and the notice period. Comparing a few units here and at nearby developments will give you a clearer sense of fair asking prices and rents.
