Living here: what to check before you buy or rent

Before you commit, ask the agent or the building management for the key details. Confirm the tenure, whether freehold or leasehold, and check the title status, since this affects financing and resale. Ask about monthly maintenance fees and the sinking fund, and whether there are any outstanding charges on the unit. Find out which facilities are available and how they are maintained. Always view the unit in person, check its condition, layout and natural light, and visit at different times of day to get a sense of noise and traffic. If you are renting, read the tenancy agreement carefully and note what furnishings are included.
