Location and neighbourhood

Butterworth is on the mainland side of Penang, in Seberang Perai, facing Penang Island across the channel. It is one of the state's longer-established towns and has long served as a transport and commercial centre for the mainland. Some residents live and work locally, while others travel to other parts of the state for work. Conditions can vary from one street to the next, so spend some time in the immediate neighbourhood at different times of day. This will give you a feel for traffic, noise levels and the shops and services you would use regularly.

Living here: what to check before you buy or rent

Ask the agent or management office to confirm the tenure, whether freehold or leasehold, and if leasehold, how many years remain. Request the current maintenance fees and sinking fund charges, and ask whether there are any outstanding arrears on the unit. Find out which facilities are available and whether they are in working order. Always view the unit in person: look for water stains, check the condition of windows, doors and fittings, and test the water pressure. Buyers should check the title type and whether the strata title has been issued, and have a lawyer carry out a land search. Tenants should read the tenancy agreement carefully, including the deposit terms and who is responsible for repairs.
