Living here: what to check before you buy or rent

Before you commit, ask the agent or the building management for the key details. Confirm the tenure, whether freehold or leasehold, and check the title type and any restrictions with a lawyer. Ask about the monthly maintenance fees and sinking fund, and whether any arrears are attached to the unit. Find out which facilities are available and whether they are in working order. Always view the unit in person, check for leaks, cracks and the condition of fittings, and visit at different times of day to judge noise, parking and traffic. Tenants should read the tenancy agreement carefully and agree in writing on the deposit and who pays for repairs.
