About Cristal Serin Residence

Cristal Serin Residence is a condominium development in the Cyber 9 part of Cyberjaya. Condominiums in Malaysia usually offer apartment-style homes in a residential building with shared common areas and a management body that looks after the property. Each unit can differ in layout, condition, furnishing and view, so it pays to look closely at the specific unit you are considering rather than relying on general descriptions. The agent handling a listing or the building's management office is usually the most reliable source for unit-level details.

Living here: what to check before you buy or rent

Before you commit, ask the agent or the management office about the tenure of the land, the monthly maintenance fee and sinking fund, and which facilities are available to residents. If you are buying, check the status of the title and whether the strata title has been issued, and look at any outstanding charges on the unit. Ask whether there are rules on renovations, pets or short-term letting. Always view the unit in person, ideally at different times of day, to check natural light, noise, water pressure and the condition of fittings. It also helps to try your daily commute from the area at the times you would normally travel. If you are renting, read the tenancy agreement carefully, confirm the deposit amounts, and agree in writing on who handles repairs and what furniture or appliances are included.
