Living here: what to check before you buy or rent

Before you commit, ask the agent or the management office about the tenure and the type of land title. These can affect financing, resale and running costs. Ask for the current maintenance fee and sinking fund charges, and whether there are any arrears on the unit. Confirm which facilities are available and whether any carry extra charges. If you plan to rent the unit out, ask about the house rules for tenants and short-term stays. Always view the unit in person, ideally at different times of day, so you can judge noise, light and parking. Buyers should check that the strata title has been issued and have a lawyer run a title search. Tenants should read the tenancy agreement carefully and record the unit's condition at move-in.
