Living here: what to check before you buy or rent

Before you commit, ask the agent or the management office about tenure. Find out whether the unit is freehold or leasehold and, for a lease, how many years remain. Ask for the current maintenance fees and sinking fund charges, and check which facilities are available and in working order. Visit the unit in person, ideally at different times of day. Check for noise, natural light, ventilation and any signs of damp or leaks. Look at the lifts, corridors and car parks, as these show how well the building is managed. If you are buying, check whether the strata title has been issued and have a lawyer run a title search. If you are renting, read the tenancy agreement carefully and record the unit's condition before you move in.
