About Avion Residence

Avion Residence is a serviced residence, a type of home found across Penang Island. In Malaysia, serviced residences are often built on land zoned for commercial use. This can affect things such as utility tariffs, quit rent and the type of title issued. These details differ from project to project, so confirm them for any unit you are considering. Serviced residences tend to suit people who prefer apartment-style living with shared building management, whether they plan to live in the unit themselves or rent it out.

Location and neighbourhood

Avion Residence is in Taman Bayan, within Bayan Lepas on the southern part of Penang Island. Bayan Lepas is known as the area around the island's airport and its main industrial zone, where many manufacturing and technology companies are based. Because of this, the area draws a mix of owner-occupiers and working people who want to live closer to their workplace. It is a built-up district with homes, shops and offices, rather than a quiet rural area. Our directory lists 126 developments in the same area, so buyers and tenants have plenty of local options to compare on price, size and age before deciding.

Living here: what to check before you buy or rent

Before committing, ask the agent or the management office about the tenure (freehold or leasehold) and the type of title. Check whether a strata title has been issued. Ask for the current maintenance fee and sinking fund rates, and whether there are any outstanding charges on the unit. Find out which facilities are available and look at their condition in person. View the unit itself, ideally at different times of day, to judge light, ventilation and noise. Living near an airport and an industrial area can mean more traffic and some aircraft noise, so see whether this matters to you. Tenants should read the tenancy agreement carefully, confirm the deposit amounts and note the condition of furniture and fittings at handover. Buyers should have a lawyer check the title and any restrictions before signing.
