Living here: what to check before you buy or rent

Before you commit, ask the agent or the management office for the details that matter to you. Confirm the tenure and check the title, including whether an individual strata title has been issued. Ask about monthly maintenance fees and sinking fund charges, and whether there are any outstanding arrears on the unit. Find out which facilities are available and whether they are in working order. Ask about car park allocation and building security. Always view the unit in person. Check for leaks, wall cracks, water pressure and the condition of fittings, and visit at different times of day to judge noise and traffic. If you are renting, read the tenancy agreement carefully and agree in writing on the deposit, the length of the tenancy and who pays for repairs. If you are buying, get a lawyer to carry out the usual searches before you sign.
